How Do I Sell My Home By Myself?

We are currently in a Buyer’s Market, which means we have a flooded real estate market with thousands of properties for sale. This equates to 100′s of homes to each buyer and therefore a lot of homes are competing with yours. To successfully close on your home it will take some savvy marketing strategies, a very competitive price, or LUCK. Here are some of our top tips:

We recommend of course that you consider having The St George Home Team market your home, we have over 30 years of local experience in successfully marketing & closing home sales and we have several options to assist with your commission fees if you are upside down on your home. But if hiring professionals is out of the question right now then utilize some of these techniques below.

Avoid expensive advertising. After 3 decades of placing thousands of ads in every way shape and form, we have learned to avoid pricey real estate advertising. Newspaper ads, Real Estate Books, Periodicals, Pay per click, do not seem to net enough potential buyers to justify their costs. We recommend FIRST trying some cheapskate marketing techniques.

Use Cheapskate Marketing Tools:

  • Craigslist. this is where 92% of all our internet buyer leads come from. You do not need fancy formatting like many Realtor’s are using. Utilize all four photo spots and mention that you are holding a DAILY OPEN HOUSE. (Just tell them to call before arriving.) This makes visiting your home feel more accessible and low pressure.
  • Signage. In our Information Age of the Internet where every home listed is available through various search engines or websites (Like www.BuyStGeorgeHomes.com!) its amazing how many people still find their home by driving around. There are many advantages to this approach since you simultaneously get a feel of the neighborhood and its surroundings, which is hard to do on your computer. We recommend a massive big sign posted perpendicular to the street and at least one or two pointer signs guiding drivers off the main roads to yours.
  • 1-800 Info Line. This is our number one buyer lead system for drive-bys. Many potential buyers are uncomfortable calling a owner or Realtor directly. By placing a 1-800 info line rider on the top of your gigantic For Sale sign, you will quadruple your buyer calls. The info line gives the buyer more highlights about your home and reminds them of your Daily Open House.
  • Call Capture System.The 1-800 info line is pretty good for generating more calls but to move the buyer from curiosity to interest and into seeing your home it takes an additional step. Good 1-800 lines capture all the numbers and names of anyone who calls on them. Then it emails you their contact information, so you can call them back and update them with the current price and invite them in to see the home. It works great! You just need a fairly cheap temporary 1-800 Info Line and Call Capture System. You can find these on your own OR:
